Top 10 Defects Per Joe Pro Home Inspections

  • 1. Poor drainage around the home which can / will eventually cause water to damage the foundation or other areas.
  • 2. Plumbing problems. Leaking service lines and / or drain lines can cause damage anywhere in the home if not corrected immediately.
  • 3. Roof leaks. Worn or missing shingles, faulty flashing around chimneys or other faulty roof penetrations can become a major problem if not repaired right away.
  • 4. Electrical problems. Visible, uncovered, sometimes loose wire connections are often found in crawlspaces and attics but could be anywhere. Those are a fire hazard. Damaged, worn or improperly installed GFCI outlets are a shock hazard and could be an electrocution hazard.
  • 5. Water intrusion around doors and windows causes damage to surrounding wood.
  • 6. Damp, wet and / or poorly ventilated basements and crawlspaces can not only cause nearby metal to rust and wood to rot but can also be a breeding ground for mold.
  • 7. Insufficient attic insulation and ventilation. For attic ductwork, this can cause unnecessary energy loss while heating and cooling. This may cause ice damming in the winter. Ice damming can lead to roof and rafter damage. A roof should be able to “breathe”. When a roof cannot adequately breathe, moisture can build up in the attic and may cause early roof failure.
  • 8. Decks and porches improperly installed can lead to water intrusion into the house, premature wood rotting or structural failure which often goes along with tragic results.
  • 9. Outdated or improperly maintained heating / cooling systems, water heaters and appliances. While any of these can fail at any time, those that are working may not be energy efficient and could cost extra to operate.
  • 10. Loose or damaged heating / cooling ductwork. This can cause hot air or cold air to vent into places other than where it is intended such as attics, crawlspaces and wall cavities. This is an energy loss and can bring contaminated air into the living space and is, at best, inefficient.
